COMPREHENSIVE PLAN & ZONING RESOLUTION DEVELOPMENT
Located in the Columbus, Ohio metro region, Perry Township is comprised predominantly of farmland and residential areas. Facing potential population growth due to a number of major businesses moving to the area, Perry Township partnered with Neighborhood Strategies to create a Comprehensive Plan and draft a Zoning Resolution. These plans create a development roadmap for the community to utilize over next five to ten years, as well as inform public decisions that affect the township’s physical development and maintenance.

The adoption of Perry Township’s first-ever Comprehensive Plan
The development of Perry Township’s inaugural Zoning Resolution, set for a community vote in 2025.

Neighborhood Strategies guided Perry Township through the process of adopting its first Comprehensive Plan after a 2.5-year effort. The plan provided the community with tools to manage development pressures from anticipated population growth and nearby business expansion, challenges they had not faced before. Neighborhood Strategies conducted public surveys, facilitated stakeholder engagement, and provided education to the community, creating a roadmap for preserving natural beauty, agricultural heritage, and rural character while planning for sustainable growth. The plan recommends future land uses, infrastructure improvements, and policies to avoid unplanned development and environmental impacts, equipping leaders with clear strategies for balanced decision-making in the years to come.

Confronted with predicted population growth and no existing zoning regulations, Perry Township hired Neighborhood Strategies to draft its first zoning resolution, scheduled for a 2025 adoption vote. By working closely with community leaders and stakeholders, our firm dispelled zoning myths, gained public support, and held hearings to guide the process. Focused on preserving the rural lifestyle, protecting agriculture, and preventing undesirable land uses, this effort fostered regional collaboration among nearby townships and municipalities and laid the foundation for implementing the community’s Comprehensive Plan.
